Wood is one of the products produced by plants that is attacked by certain types of fungi, under particular environmental conditions. Most fungi that attack wood produce spores, these are like microscopic seeds from plants, and due to their light weight they are carried long distances by wind, in some species they are produced in the millions. Fungal decay makes the conditions conducive to timber pests such as termites.

Before entering a property the vegetation present on the outer walls and build up of soil and landscaping materials which obstruct the ventilation, are factors which may indicate poor ventilation and possible decay problems in the subfloor.
A musty odour may also be signs of a subfloor or wall moisture problem. Exterior painted surfaces, such as weatherboards and window sills may show bubbling and splitting due to decay problems.

PREVENTION OF FUNGAL DECAY
 
1. Ensure that your subfloor is well ventilated
 
2. Ensure that water run off from higher ground is directed away from the property.
 
3. If you are unable to ventilate the subfloor, cover moist soil with plastic sheeting, to contain moisture.
 
4. Have your property inspected regularly, this will detect any problems, which may lead to timber damage and pest infestation.
