Pre-Purchase Inspections When purchasing a home, most financial institutions will request that a property be inspected for structural and termite damage, this often means that finance is subject to these inspections being carried out. Banks know all too well that homes with termites cannot be insured.
It is in the buyers best interest to have the property inspected for termites before they commit themselves to any contract, this protects the bank and the prospective homeowner
Inspection Report
The pest technician should provide you with a report which outlines any damage or activity found, this will include recommendations, and a treatment proposal if required.
The owner requires an accurate description of the state of a property, in relation to structural pest activity and damage, as does the prospective buyer.
Agents are not accustomed to recommending inspections, but this is an issue that deserves attention.
Don't be bullied into signing any contracts, until such time that you are satisfied the property you are about to commit to, is structurally sound.
The agent should allow you extra time for an inspection, if the agents declines your request there is cause for concern.
